Welcome

Tawny Lodge is a 2 bedroom (sleeping 4), pet friendly lodge with its own private hot tub and is located 5 miles from Cupar in Fife at Balmeadowside Country Lodges and Cottages. Balmeadowside is set on the south facing slopes of a working farm with amazing views of the Fife countryside.

Tawny Lodge is all on one level and has;

Master bedroom with Superking bed and en-suite shower room

Second bedroom with twin beds

Family shower room (we provide all bed linen and towels)

Spacious living area with TV/DVD and iPod dock. WiFi

Open-plan dining area and fully equipped kitchen, underfloor heating

Patio doors opening on to decking area with outdoor furniture and hot tub

Level access

The main entrance has level access. The ramp is permanent.

Travel by public transport

The closet train station to Balmeadowside Country Lodges and Cottages is Cupar which is 5.4miles (12min drive away). 

We do not recommend getting a bus here as the closet bus stop is 10 minutes’ walk, at a moderate pace, and up a steep farm track

Travel by taxi

You can get a taxi with Town & County Taxi's by calling 01334 840 444. The taxi company has a wheelchair accessible vehicle.

Parking

We have a car park. The parking is less than 50 metres from the main entrance. Parking is free.
There is a drop-off point at the main entrance. The drop-off point has a dropped kerb.
From the car park to the entrance, there is level access. There is a permanent ramp.
The path is sloped.
The route is 900mm wide, or more.

Key Collection, Welcome and Car Parking

Please go straight to your lodge, which is clearly signposted, and your key will be in your door

If you wish for someone to meet you at the property for a familiarisation tour please contact us in advance and we can arrange this between the hours of 2pm to 5pm

Tawny Lodge has its own private parking space situated directly outside the lodge at the bottom of the ramp

Arrival

From the street to the main entrance, there is level access.
There is a permanent ramp.
The path is 900mm wide, or more.
The path is sloped.

Main entrance

The main entrance has level access.
There is a permanent ramp.
The door is 580mm wide.
The main door is sliding and manual.
When you arrive, we can help carry your luggage.

Entrance to Property

Tawny Lodge has a ramp from car parking level to the decking area of the lodge to patio doors

The first set of patio doors are sliding and have a lip 54mm high and an opening of 580mm wide

The second set of patio doors have a lip of 54mm high and are 1620mm wide, if you require a threshold ramp please advise us in advance and we will have this ready for your arrival

There is outdoor lighting which starts at the ramp and carries on to the patio doors

There is wood decking to the outside of the property which leads to laminate flooring upon entering through the patio doors

Getting around inside

Bedrooms

All bedrooms have windows.
Bedrooms have ceiling lights, bedside lamps and natural daylight.
Lights are LED. TVs have subtitles.
All bedrooms are non-smoking.
We have non-allergic bedding.
No bedrooms have fitted carpets.
We can move the bedroom furniture, to improve accessibility.

Self catering kitchen

We have a separate kitchen and dining room. From the main entrance to the kitchen, there is level access.
There is a permanent ramp. The route is 1450mm wide, or more.
From the main entrance to the dining room, there is level access. There is a permanent ramp. The route is 1450mm wide, or more.

Kitchen

The kitchen is open plan and on one level next to the dining area and lounge

The flooring is laminate

There is a midi height oven with a drop down opening (drops to 880mm high).  Controls are 1380mm high

The hob is situated above the oven at worktop level (920mm high) and is electric

The fridge with freezer box and dishwasher are base units

All worktops are 900mm high with a undermount single bowl, single drainer sink and single mixer lever tap

Lighting is natural by daylight with large windows throughout the kitchen/dining/lounge area as well as lighting coming from the patio doors. By night there is overhead lighting

 

Dining Room

The dining area is open plan and one level next to the kitchen and lounge

The flooring is laminate

The dining table is 650mm from the floor to the lowest point of the table

There are 4 chairs with padded seats and no arms (an additional 2 chairs can be used from the bedrooms)

The furniture can be moved

Lighting is natural by daylight with large windows in the lounge area as well as lighting coming from the patio doors. By night there is overhead lighting

Lounge

Sitting Room/Lounge

 

The sitting room is open plan and one level next to the dining area and kitchen

The flooring is laminate

The room has a digital television with remote and a DVD player

The furniture includes a low level coffee table, two 2 seat sofa’s and a 1 seated sofa.  There is also a next of 3 tables

The furniture can be moved

Lighting is natural by daylight with large windows in the lounge area as well as lighting coming from the patio doors. By night there is overhead lighting and corner table lamp

We can provide threshold ramps, shower stool and suction hand rails

Assistant Dogs Assistant dogs are welcomed to Tawny Lodge There are many walks at Balmeadowside which are clearly marked and descriptions of these can be found in your welcome pack All we ask is your dog is kept on the lead whilst on site and is picked up after There is a lockable gate to the lodge on the decking, making it secure
We have an area to charge mobility scooters and battery powered wheelchairs.

There is space in the dining room or lounge to charge your mobility scooter or wheelchair
