Welcome

Pippins Cottage is on the ground floor of an early twentieth century farm worker's cottage which was converted to 2003 building regulations standards.  We have tried to provide as much useful information as possible in this guide but, if you have any queries please telephone or email us.  We  look forward to  welcoming you to Pippins.

Access with steps

The main entrance has 2 steps. There is no lift and no ramp.

All visitors are sent written instructions as to how to get here together with information about useful websites to help them plan there holiday.

Travel by public transport

You can get to Pippins at Sunnymead Cottages by train.
The nearest train station is Buxted Station. The train station is 2 miles / 3.2 km from Pippins at Sunnymead Cottages.

We recommend that you use Uckfield Station, which is about 4 miles away, where there is a taxi service right next to the station.The train timetable can be accessed on www.nationalrail.co.uk. See below.

Travel by taxi

You can get a taxi with R & R by calling 01825 765322. The taxi company has a wheelchair accessible vehicle.

 There is a car parking area next to the cottage providing ample space for parking.  It is sloping gently and has a gravel surface. The distance to the cottage is some 20 metres over grave, concrfete and paving slabs.  You can park directly outside the cottage to  unpack etc.  Automatic lightling is triggered in the car park at night.  You will be escourted to your cottage on arrival.

Parking

We have a car park. The parking is less than 50 metres from the main entrance. Parking is free.
The nearest drop off point is directly beside the cottage. There is ample car parking space which has a gravel surface. from parking to the main entrance , there are 2 steps. From the parking to the main entrance, there are 2 steps. There is no ramp and no lift.

The distance to the cottage is some 15 metres over gravel, concrete and paving slabs.You can park directly outside the cottage to unpack etc.

From the street to the main entrance, there are 2 steps. There is no ramp and no lift.

Main entrance

The door is 740mm wide.
The main entrance has 2 steps.
When you arrive, we can help carry your luggage.

The front door is accessed after mounting 2 steps (height 150mm, width1000mm) and is protected by a canopy under which is an external light.  The door has a 80mm threshold and leads straight into the living room.

 

 

Getting around inside

Bedrooms

All bedrooms have windows.
Bedrooms have ceiling lights, wall lights, bedside lamps, spot lights and natural daylight.
Lights are halogen and traditional filament. TVs have subtitles.
All bedrooms are non-smoking.
We have non-allergic bedding.
All bedrooms have fitted carpets.
The duvet covers, pillow cases and sheets are all made of 100% cotton. and The duvets and pillows are not feather filled. We can give details of our cleaning products on request
We can move the bedroom furniture, to improve accessibility.
No bedrooms have level access. The bedroom nearest the main entrance has 2 steps.
All bedrooms are ensuite.
We have bathrooms with a bath and overhead shower. The shower has a handrail.
The direction of transfer onto the toilet is to the front only.

Self catering kitchen

Kitchen & Laundry Area

We have an open plan kitchen.
From the main entrance to the kitchen, there are 2 steps. There is no lift and no ramp.
The work surface is available at a height between 650mm and 900mm.
The hob is available at a height between 650mm and 900mm.
The sink is available at a height between 650mm and 900mm.
The oven is available at a height between 650mm and 900mm.

The flooring is laminated.  

Lounge

Sitting/Dining Room

From the main entrance to the lounge, there are 2 steps. There is no lift and no ramp.

The sitting room is open plan with the kitchen, the latter being accessed up 2 carpeted steps (height of each 160mm and 1000mm wide)The floor is covered with a wall to wall short pile carpet.

Getting around outside

Pippins garden

From the main entrance to the gardens, there are 4 steps. There is no lift and no ramp.

Pippins has its own private walled sitting out area, which is accessed through the kitchen door over a threshold. Guests may also access the 12 acres of garden with its pond, and may wander through the fields.  Hoiwever there are many hazards (the pond, tractor ruts and uneven ground etc); so they need to excercise due care when availing themselves of these pleasures.

Terrace

Pippin's Terrace

To get to a table, there are 2steps steps.
From the main entrance to the terrace, there are 3 steps.

The terrace is accessed through the bedroom door which overlooks a small garden.  It has 1 step up to a lawn.

Customer care support

Accessibility equipment

We provide no accessibility equipment.  

Whenever a visitor brings an assistance dog we will arrange for a suitable area next to the cottage to be used as a toilet area.

Emergency evacuation procedures

We have emergency evacuation procedures for disabled visitors.

Pippins has 3 exterior doors.  The visitors are instructed not to block these exits and to always leave the keys in the doors.   

We have other services for people with accessibility requirements.

Before the visitors arrive we are happy to receive an on line grocery order on the day of theor arrival.  We will unpack and put it away in the kitchen cupboards and refrigerator.
