Limes Farm Cottage is part of an eco-inspired restoration of an eighteenth century Norfolk farm, set right in the heart of the Broads, yet close to sandy, blue flag beaches and central to all that the area has to offer.
The cottage is a former farm worker's dwelling, sleeping 5 people. It is thatched and retains many original features, and now has a spacious ground floor area (including one ground floor bedroom and adjacent wetroom) and a large, enclosed private garden. It is one of three holiday cottages at Limes Farm, that have been thoughtfully converted to the highest standards and have a Green Tourism Gold award.

Travel by public transport
The nearest main line station is Norwich and it is necessary to change trains at Norwich and the onward journey to Wroxham and Hoveton takes less than half an hour. Taxis are available from Wroxham.
Paths from the car park to Limes Farm Cottage consist of level block pavers; so allowing good wheelchair access to the cottage. There is a gentle downwards slope from the parking area to the double doors at the entrance to the cottage.

The wetroom is adjacent to the ground floor bedroom. The wetroom walls and surfaces are fully tiled with light brown / beige travertine tiles; the floor is white, speckled non-slip vinyl specialist safety flooring; the sanitaryware is white enamel and fittings are polished chrome.

Access to the sitting room is through the kitchen dining room. The ground floor bedroom and walk-in wetroom / toilet lead separately off the sitting room.

There is level access directly from the entrance onto the terrace and a level block paved pathway up the small slope to the grassed area of the garden.

There are outside power points on the terrace; or there is plenty of room to charge mobillity vehicles inside the property, if required.
Emergency evacuation procedures
We give all parties a Fire Safety Awareness document as part of their 'welcome' folder and we ask them to familiarise themselves with information on fire exits etc, so as to be prepared in the event of an emergency situation requiring evacuation.
We live on site and would make the safe evacuation of the most vulnerable guests a top priority.
