Welcome
Leaholme is a 4-bedroom detached holiday home in the quiet village of High Newton-by-the-Sea, with off-street parking and lawned gardens to the front and rear (enclosed at the rear, with a stone flagged patio adjacent to the house). Downstairs there are two reception rooms (lounge and dining), a kitchen with breakfast bar, a generous shower/WC and a large utility/boot room. Upstairs there are two double rooms with king-size beds, two twin bedrooms and a family bathroom with shower attachment.

Parking
Parking is on a gravel driveway to the side of the property, where the normal entrance is situated. The clearance will depend on the vehicle(s) parked in the driveway, but is typically at least 1 m. The driveway itself is level but there is one step up to the outer door (220 mm including threshold) and two further steps of 115+170 mm up to the inner door.

The main entrance is at the side of the property. To open it, it is necessary to retrieve a key from a keystore inside the bolted shed, at a height of 1.6 m. The outer door involves a step of 220 mm (including threshold) into the porch. The inner door involves two steps, 115 + 170 mm over a low threshold into the utility/boot room.
It is also possible (by arrangement or with an assistant who can use the main entrance) to enter via the rear garden and patio door as described elsewhere in this guide.

Once past the 200 mm step from the boot/utility room into the central hallway, all remaining parts of the ground floor (lounge, kitchen, dining room, shower/WC room) are on one level. The lounge is carpeted but other rooms have wood/tile floors.
The breakfast bar in the kitchen provides a working surface at a height of 940 mm and has clear underspace.

Boot/utility room
The utility room is encountered when coming through the main entrance which requires 3 steps up from the outer door. It has lino flooring. There is one 200 mm step up from the boot/utility room to the remainder of the ground floor.
Shower/WC room
Once past the 200 mm step from the boot/utility room into the central hallway, all remaining parts of the ground floor (lounge, kitchen, dining room, shower/WC room) are on one level. The lounge is carpeted but other rooms have wood/tile floors.
Getting around outside
The lawned front garden is accessed directly from the gravel driveway. There is a front patio area accessed from the driveway by two steps (140 mm each). This provides access to the house via the front door (690 mm manual side opening, two steps of 130 mm into porch, then a low threshold of 65 mm into the main hallway)
Rear lawned garden and patio
The lawned rear garden is accessed from the gravel driveway via a gate (770 mm manual side opening but must reach over 1700 mm high fence for catch) in the secure fence. There is a 60 mm step up onto stone flags as you go through the date, and then one step (200 mm) up to the stone flagged patio area and two further steps (170 + 130 mm) up to enter the kitchen via the patio doors (side hinged double doors, 1000 mm opening).
