Welcome

The Hyning Estate comprises 7 self catering cottages some of which can be linked together - ideal for a peaceful break, something larger for the family holiday, or a venue for a get together. The Carriage House is ideal for those travelling with someone who has low mobility and The Old Forge is also all at ground level. Retained beams, sandstone quoins, limestone floors, Juliette balconies and ironwork are skilfully combined with modern bathrooms, oak and granite kitchens, woodburning stoves and the latest high-tech appliances. Inspired design, the best local materials, reuse and sustainability all coalesce to create a truly outstanding holiday experience.

From the main entrance to the bedroom, there is level access.
The route to the bedroom is 750mm wide, or more.
The bedroom door is 750mm wide, or more.
There is unobstructed floor space 1200mm by 900mm, or more.
The bathroom has a level access shower.

Hearing

The (bedroom) TVs have subtitles.
Some staff have disability awareness training.

Visual

Some parts of the venue have low lighting.

Travel by public transport

You can get to The Hyning Estate by bus and train.
Bus Routes 106, 106A and 561 run down the A565 between Tebay & Kendal (6 miles away) & will stop on request in the layby on the main road by the end of the drive (half a mile from the Estate). The bus stop is 0.5 miles / 0.8 km from The Hyning Estate.
The nearest train station is Oxenholme Lake District. The train station is 8 miles / 12.9 km from The Hyning Estate.

You can hire a car from Enterprise Rent-a-Car which is at Kendal Station (1 stop from Oxenholme station and 6 miles from The Hyning Estate). Another great alternative is Co-Wheels Car Club which has cars available from Oxenholme Station.

Travel by taxi

You can get a taxi with Castle Taxis by calling 01539 726233. The taxi company has a wheelchair accessible vehicle.

The Hyning Estate provides unserviced self-catering accommodation. We do not provide any Care Services or baby-sitting and cannot guarantee that there is always someone on site so young children, the elderly and those requiring more specialist care should be accompanied at all times by someone able to care for them (or who can be their eyes or ears if required). Very often a mixed group will rent multiple cottages for an event or special occasion. The design of The Carriage House is more suitable for those with mobility issues and The Old Forge is also at ground level (but with no special features).

Parking

We have a car park. There are accessible parking spaces. The parking is less than 50 metres from the main entrance. Parking is free.
There is a drop-off point at the main entrance. The drop-off point has a dropped kerb.
From the car park to the entrance, there is level access. The path is sloped.
The route is 950mm wide, or more.

Details regarding access from the car parking to the main entrance are provided for The Carriage House. Other properties are not really suitable for wheelchair users and none of the others (with the exception of The Old Forge) have downstairs toilet facilities. Parking for at least one car is provided close to each cottage. There is Blue Badge Parking adjacent The Carriage House. There is an overflow / visitor’s car park.The driveways are laid in Asphalt and are in good order. Car parking areas are gravelled but firm. There is a paved area (with a slight incline) between the Blue Badge parking and The Carriage House which is very close. 

The Tack Barn, The Bake House, The Old Forge and The Granary are part of a former “Bank Barn” and are accessed from a level area at the top of the bank whereas The Carriage House, and The Old Farmhouse / Hall Beck Cottage are accessed from a level area at the bottom of the bank and the driveway rises steeply between levels.

The car parking areas and driveway are lit in the evenings and a motion detector will turn the lights back on after they’ve gone out at midnight.

The driveway is kept gritted in icy conditions and we have a snow blower just in case we receive a major snow fall (which is very unlikely and we’ve only used it once). In icy or snowy conditions the owners will be very much in evidence and guests are asked not to take risks by venturing out without taking the appropriate precautions. We will provide help & assistance but cannot take responsibility for any accidents.

The door is 850mm wide.
The main door is side hung and manual.
When you arrive, we can help carry your luggage.

Someone will be on hand to help with luggage during published arrival and departure times.

The ground-floor Carriage House

No special facilities are provided for the blind and partially sighted

The Estate Office (The Bar @Reception)

From the main entrance to reception, there is level access. There is a portable ramp.
The door is 860mm wide.
From the main entrance to reception, there is 1 step. There is no lift and no ramp.
You can sit down at reception.

Bedrooms

All bedrooms have windows.
Bedrooms have ceiling lights, wall lights, bedside lamps, spot lights and natural daylight.
Lights are LED. TVs have subtitles.
All bedrooms are non-smoking.
We have non-allergic bedding.
Some bedrooms have fitted carpets.
Please contact us if you have any special requirements.
We can move the bedroom furniture, to improve accessibility.

Accessible bedrooms

Accessible bedroom The Carriage House

The route to the bedroom is 750mm wide, or more. The bedroom door is 950mm wide. There is 1500mm at the side of the bed. The bed is 630mm high. There is 200mm under the bed.
The bedroom is flexible (either double or twin). The bathroom is ensuite. The bathroom door is 950mm wide.
The bathroom has a separate shower. The shower has a seat. The shower has a handrail.
The bathroom has a bath.
The bathroom has a level access shower. There is a shower chair available. The level access shower has handrails.
The toilets have handrails. The direction of transfer onto the toilet is to the left. There is 1000mm at the side of the toilet.
There is 1600mm in front of the toilet. The toilet seat is 500mm high.
The basin is 890mm high. There is no space under the basin.

The Carriage House would probably suit a person withy nlow mobility who was accompanied by a friend, relative or carer.

The Bathroom in The Carriage House includes Grabs and  a wetroom with wheel-in access The bedroom in The Carriage House is spacious and flexible

We have an open plan kitchen.
From the main entrance to the kitchen, there is level access.
The route is 840mm wide, or more.
The door is 840mm wide.

None of the properties would be suitable for uaccompanied wheelchair users self-cateriung on their own.

The Carriage House Kitchen & Lounge has no clear underspace

Lounge

The Carriage House

From the main entrance to the lounge, there is level access. The route is 840mm wide, or more. The door is 840mm wide.

The furniture and mats can be moved to suit a wheelchair user.

The Carriage House Lounge is level and wide but has no other special features

Other Properties

From the main entrance to this area, there is level access. There is a portable ramp. The route is 740mm wide, or more.
The door is 740mm wide.
From the main entrance to this area, there is 1 step. There is no lift and no ramp.

The Old Forge (which has a fairly narrow 740mm door width) and The Carriage House (more suitable and described above) both have ground floor access to all facilities. None of the other properties have downstairs bedrooms or bathrooms but lounges and kitchens would be accessible by an assisted wheelchair user (we can provide ramps where required).

The route is sloped. The route is 840mm wide, or more.

The Hyning Estate is on a slope with the upper gardens being hard to access by wheelchair users. The lower gardens are level and have only low curbs.

From the main entrance to this area, there is level access. There is a portable ramp. The route is 840mm wide, or more. The entrance is 750mm wide.

Customer care support

We can re-arrange furniture, provide an extra TV or white light, shower stool or ramp. Occasionally guests arrange for their own beds to be installed for the holiday and we will generally help wherever we can and often invest in a new piece of equipment so please do ask (before booking) if you need something extra.

Assistance dogs must be toileted beyond the main gardens and games field in an area beside the drive (approx 500m away)
We have an area to charge mobility scooters and battery powered wheelchairs.

There is a covered (unlocked) area adjacent Reception with 13Amp points
