Welcome

A two bedroom 5* rated self-catering holiday let inspired by nature and country luxury. One of three properties at The Green Cumbria within a converted Victorian stone barn. Fully refurbished in 2021 and very well equipped.

The Haystore is on three levels, with two en-suite bedrooms on the ground floor, kitchen and open-plan lounge/dining area on the first floor and second floor mezzaninne. The fiirst and second floors are accessed by timber staircases meaning we may not be suitable for guests who are unable to manage stairs.

Flooring is a light coloured slip-resistant porcelain tile throughout the cottage, with rugs in the lounge and bedrooms.

Travel by public transport

You can get to The Haystore at The Green Cumbria by bus and train.
There are bus stops, with limited services, just over one mile away in Ravenstonedale village outside Croft House Farm and the Black Swan pub. The bus stop is 1.4 miles / 2.3 km from The Haystore at The Green Cumbria.
The nearest train station is Kirkby Stephen. The train station is 6 miles / 9.7 km from The Haystore at The Green Cumbria.

The nearest mainline (West Coast) railway station is at Oxenholme, The Lake District, 22 miles away.

 

Travel by taxi

You can get a taxi with Lune Lifts (Newbiggin) by calling 07710 390 994. You can get a taxi with BD Taxis (Kirkby Stephen) by calling 017683 71682.

Parking

We have a car park. The parking is less than 50 metres from the main entrance. Parking is free.
There is a drop-off point at the main entrance. The drop-off point does not have a dropped kerb.
From the car park to the entrance, there is level access. The route is 1000mm wide, or more.

Level car parking is available immediately adjacent to The Haystore, with a minimum of two spaces. The surface is a thin compact layer of gravel.

Access to the property entrace is via a garden gate which is 1000mm wide, opens inward and is hinged on the right. It can be left permanenently open if required via a hook & eye.

From the street to the main entrance, there is level access.
The path is 5000mm wide, or more.

The main entrance has level access.
There is a portable ramp.
The door is 830mm wide.
The main door is side hung and manual.
When you arrive, we can help carry your luggage.

A step 160mm high leads up from outside to the outer entrance door. A ramp is available on request.

The outer entrance is in the form of black stable doors leading into a porch. The stable doors are 830mm wide, outward opening and hinged on the left. The top and bottom sections have latches at 1500mm and 1350mm respectively. It is not essential for security to latch, or even close these doors.

Beyond the outer stable door there is a porch area which is 900mm wide by 2100mm long. The internal front door in to the property is in the long side of this porch area, at right angles to the stable doors.

The front door is part clear glazed, 720mm wide, inward opening and hinged on the right. There is a pushbutton lock with a lever handle at a height of 1300mm.

The front door opens into a utility area with front loading washing machine and tumble dryer set under a worktop 910mm high. The minimum unrestricted width is 830mm, length 1700mm, leading to a half glazed self-closing firedoor 720mm wide, outward opening and hinged on the right. 

The door from the utility opens into a hallway which has an unrestricted width of 810mm, leading to stairs to the first floor and with doors off to the bedrooms and a bathroom on the ground floor.

Getting around inside

Bedrooms

All bedrooms have windows.
Bedrooms have wall lights, bedside lamps and natural daylight.
Lights are LED and energy saving. Some lights can be controlled independently.
All bedrooms are non-smoking.
We have non-allergic bedding.
No bedrooms have fitted carpets.
We can give details of our cleaning products on request, Bedding is all 100% cotton, Some pillow cases are 100% natural flax linen, others are 100% cotton. Preferences can be accommodated on request and Duvets and pillows are feather as standard but non feather available on request
We can move the bedroom furniture, to improve accessibility.

Self catering kitchen

Kitchen/Diner

We have an open plan kitchen.
From the main entrance to the kitchen, there are 13 steps. There is no lift and no ramp.
The oven is available at a height between 650mm and 900mm.

The first floor kitchen / dining area is accessed from the ground floor hallway by a 800mm wide flight of 7 timber stairs to a 90 degree turn then a further 6 stairs landing on the open plan lounge/dining area. Handrail on right.

The kitchen is accessed from the dining area through an opening 1980mm wide and is fitted with a range of floor and wall cabinets; all work surfaces are 910mm high.

It is evenly lit by overhead and under-cupboard lighting.

There is a ceramic hob with touch controls inset into worktop; hob hot indicator and extractor fan over.

There is an electric double oven immediately below hob and freestanding fridge-freezer with the freezer handle at 700mm high and fridge handle at 995mm high.

There is a freestanding dishwasher below worktop.

There is a dining area has table which is 770mm high and has 8 chairs, easy access

Lounge

Lounge

From the main entrance to the lounge, there are 13 steps. There is no lift and no ramp.

The first floor lounge area is adjacent to the kitchen / dining area and is accessed from the ground floor hallway by a 800mm wide flight of 7 timber stairs to a 90 degree turn then a further 6 stairs landing on the open plan lounge/dining area. Handrail on right.

The lounge has a large three seater sofa and two chairs.

There is a Logburning stove with wrought iron guard rails.

There are velux roof windows with blackout blinds which are operated by remote control.

Mezzanine

From the main entrance to this area, there are 14 steps. There is no lift and no ramp.

A cozy second floor mezzanine level can be accessed from the lounge by a flight of 14 timber stairs 730mm wide with handrails on both sides. The mezzanine is constructed from a suspended timber floor and is on two levels over the dining area and overlooking the lounge.

The step down to second level is 260mm; a timber beam protrudes into part of the step width to a height of 130mm

The timber balustrade has a height of 1100mm.

There are some restrictions on headroom due to original roof beams and sloping ceiling. Headroom is generally more than 1800mm, reduced in places due to sloping beams, minimum ceiling height is 1400mm at the extremity.

There is a velux roof window which requires a supplied pole to operate.

Bathrooms

From the main entrance to this area, there is level access. The route is 720mm wide, or more.
The door is 720mm wide.

The property contains two en-suite bathrooms which are accessed via each bedroom. One of these can act as a master bathroom. See section on Bedrooms for more info.

Flooring in both En-suite bathrooms is heated slip resistant porcelain tile.

Both En-suite bathrooms have thermostatically controlled shower over the bath, with hinged glass screens.

The whirlpool baths in both En-suite's are a standard height 560mm to edge and “P”-shaped to provide a showering area. The shower is overhead within the bath.

Both En-suite bathrooms have standard height WC 410mm to seat with low level pushbutton flush, and washbasin inset into a counter top 820mm high.

Lighting in both En-suite bathrooms is controlled by a pull switch.

Getting around outside

Beckside area

From the main entrance to the gardens, there is level access.
The route is 3000mm wide, or more.

On the same level as the gravelled area in front of the barn, and accessible from it, is a level semi-wild grassed area which looks over a beck to adjacent fields, with views of the hills beyond. Picnic tables, seatinng and brick-built barbecue are provided.

From this area, a gate which is 950mm wide leads to a short but steep and rocky path down to the edge of the beck, where a further picnic table is provided.

Terrace

First Floor Terrace

To get to a table, there are no steps.

From the first floor lounge area sliding patio doors open to a width of 900mm and lead out onto a level flagged terrace 2.5m by 6.9m with walls and guardrails 1100mm high. There is an outdoor table and chairs.

Raised rear garden areas

From the main entrance to the area, there are 13 steps.

The terrace area that comes off the lounge opens out onto an elevated flat grassed area of rear garden at the back of the property.

This area of garden can also be reached by walking up a grassy slope adjacent to the ground floor property entrance (however this can be muddy and slippery after wet weather) or by walking up 13 steps opposite the glazed French doors from Bedroom 2. These steps are 1.4m wide, timber framed filled with gravel and there is no handrail. 

Beyond the flat grassy area is a futher grassy path approx 1 metre wide that leads up to a semi-wild grassed area at the highest point of the grounds, with picnic table. It provides the best views, but access up the grassy slope is quite steep and often wet underfoot.

Customer care support

Accessibility equipment

The nearest toilet area for assistance dogs is located on the flat grassy garden area just off the first floor terrace, around 6m from the sliding patio doors off the lounge. There is a dog waste bin located outside at the back of the property. Alternatively there is the beckside area.
We have an area to charge mobility scooters and battery powered wheelchairs.

On the ground floor under terraced area. This is an outside space but reasonably well sheltered. 

Scooters and battery powered wheelchairs can also be charged inside the owners garage. The Haystore stands within the private grounds of The Green, a Victorian farmhouse next door occupied by the owners.

Customer care support

The owners are normally on site to welcome guests and assist with any enquiries during your stay but this is not guarunteed and contact with the owners may be limited if they are away during during your stay.

Information packs are provided with details of local services and user information for the equipment within the cottage.
