Welcome

Clematis Cottage is a period cottage built around 1850. Full of original features, it has been renovated & furnished to provide a 4 star gold award quality holiday home. Heating is a combination of central heating, electric underfloor heating in the bathroom & 2 stoves downstairs. Situated in the heart of the village of Tealby the cottage is positioned in the village centre & has views of All Saints Church from the securely fenced rear garden. The cottage is situated approx 100 metres from the community run shop approx 300 metres from a dining pub both accessed via a gradual slope. There are 2 gift shops & gallery all approx 250 metres from the property accessed via gradual slopes.

Travel by public transport

The cottage is situated in a rural area with limited public transport links. The nearest train station is in Market Rasen. Tealby has a taxi company situated in the village. Parking is on street but spaces are usually available directly outside the property.

Parking is on street and is usually, but not definitely available, directly outside. There is a dropped kerb outside the property but it's use is dependent on the availability of a parking space right outside.

• There are 2 shallow steps 1200mm/45ins in height to the front door with no handrail.
• An alternative access to the cottage is via the side passage which is 610mm/24ins
wide leading to the rear door (accessing directly into the lounge) which is
770mm/30ins wide and has a threshold of 150mm/6ins height and an overall door
height of 1710mm/67ins
• Access from the front of the cottage is directly into the dining room and the floor
covering is natural varnished wood with loose short pile rugs.

The oven is available at a height between 650mm and 900mm.
The table and plates have high colour contrast.
From the main entrance to the dining room, there is level access. The route is 780mm wide, or more. The door is 780mm wide.

From the main entrance to the area, there are 3 steps.

The rear garden can be acccessed via the side path affording access to the bins, however, the main garden is raised and can be accessed by 3 steep steps with no handrail.
