A two bedroom 5* rated self-catering holiday let inspired by nature and country luxury. One of three properties at The Green Cumbria within a converted Victorian stone barn. Fully refurbished in 2021 and very well equipped.
The Byre is on three levels, with two en-suite bedrooms on the ground floor, kitchen and open-plan lounge/dining area on the first floor and small second floor mezzaninne. The fiirst and second floors are accessed by timber staircases meaning we may not be suitable for guests who are unable to manage stairs.
Flooring is a light coloured slip-resistant porcelain tile throughout the cottage, with rugs in the lounge and bedrooms.

Parking
Level car parking is available adjacent to The Byre in a dedicated space next to the Owners garage approximately 10 metres from the property entrance. The surface is a thin compact layer of gravel.

A step 180mm high leads up from outside to the outer entrance door. A ramp is available on request.
The outer entrance is in the form of black stable doors leading into a porch. The stable doors are 920mm wide, inward opening and hinged on the left. The top and bottom sections have latches at 1400mm and 1100mm respectively. It is not essential for security to latch, or even close these doors.
Beyond the outer stable door there is a porch area which is 1750mm wide by 1000mm long. The internal front door in to the property is immediately beyond the stable doors. There is a large under stair storage cupboard, suitable for cycles or a wheelchair to the right beyond the stable door.
The front door is part clear glazed, 720mm wide, inward opening and hinged on the left. There is a pushbutton lock with a lever handle at a height of 1300mm.
The front door opens into a utility area with front loading washing machine and tumble dryer set under a worktop 910mm high. The minimum unrestricted width is 830mm, length 1650mm, leading to a half glazed self-closing firedoor 720mm wide, outward opening and hinged on the left.
The door from the utility opens into a hallway which has an unrestricted width of 830mm, leading to stairs to the first floor and with doors off to the bedrooms and a bathroom.

The first floor kitchen / dining area is accessed from the ground floor hallway by a 800mm wide flight of 7 timber stairs to a 90 degree turn then a further 6 stairs landing on the open plan lounge/dining area. Handrail on left.
The kitchen is accessed from the dining area through an opening 1880mm wide and is fitted with a range of floor and wall cabinets; all work surfaces are 920mm high.
It is evenly lit by overhead and under-cupboard lighting.
There is a ceramic hob with touch controls inset into worktop; hob hot indicator and extractor fan over.
There is an electric double oven immediately below hob and freestanding fridge-freezer with the freezer handle at 700mm high and fridge handle at 995mm high.
There is a freestanding dishwasher below worktop.
There is a dining area has table which is 770mm high and has 8 chairs
Lounge
Lounge
The first floor lounge area is adjacent to the kitchen / dining area and is accessed from the ground floor hallway by a 800mm wide flight of 7 timber stairs to a 90 degree turn then a further 6 stairs landing on the open plan lounge/dining area. Handrail on left.
The lounge has a large three seater sofa in front of the log burner and a seperate 2 seater sofa in front of the patio doors with an outlook over the gardens
The log burner has wrought iron guard rails.
Mezzanine
A cozy second floor mezzanine level can be accessed from the lounge by a flight of 13 timber stairs 730mm wide with handrails on the left. The mezzanine is constructed from a suspended timber floor over the dining area and overlooking the lounge.
The timber balustrade has a height of 1100mm.
There are some restrictions on headroom. due to beams and ceiling which slopes down to a minimum height of 1350mm along the back wall of the mezzanine. The size of the area is approx 1850mm by 3500mm, with minimum headroom of 1800mm available over a width of 110mm for the full length.
There is a small 2 seater sofa on the mezzanine with reading light and games.
Bathrooms
The property contains two en-suite bathrooms which are accessed via each bedroom. One of these can act as a master bathroom. See section on Bedrooms for more info.
Flooring in both En-suite bathrooms is heated slip resistant porcelain tile.
Both En-suite bathrooms have thermostatically controlled shower over the bath, with hinged glass screens.
The whirlpool baths in both En-suite's are a standard height 560mm to edge and “P”-shaped to provide a showering area. The shower is overhead within the bath.
Both En-suite bathrooms have standard height WC 410mm to seat with low level pushbutton flush, and washbasin inset into a counter top 820mm high.
Lighting in both En-suite bathrooms is controlled by a pull switch.
Getting around outside
On the same level as the gravelled area in front of the barn, and accessible from it, is a level semi-wild grassed area which looks over a beck to adjacent fields, with views of the hills beyond. Picnic tables, seating and brick-built barbecue are provided.
From this area, a gate which is hinged on the left, opens inward and is 950mm wide leads leads a short but steep and rocky path down to the edge of the beck, where a further picnic table is provided.
Gravelled Courtyard Garden
From the first floor lounge area French doors open inward to a width of 1400mm with a threshold 50mm high then step down 120mm onto a level flagged balcony 880mm by 3600mm with walls and guardrails 1100mm high. There is a small round table and two chairs on the balcony.
A flight of 16 stone steps with a minimum width of 880mm leads down from the balcony to ground level to reach an enclosed gravel courtyard garden with addiional table, benches and garden chairs. There is an iron handrail on right if going down the steps
The garden area can also be reached without steps directly from the front entrance / parking area via a wooden gate , which is hinged on the right, 1000mm wide and opens inward. The gate can be kept open via a gate hook & eye.
Raised rear garden areas
An addiitonal communal garden area can be reached by walking up a grassy slope adjacent to the ground floor property entrance. Please note however that this can be muddy and slippery after wet weather.
Beyond the initial grassy slope there is a flatter area beyond which a futher grassy path approx 1 metre wide leads up to a semi-wild grassed area at the highest point of the grounds, with picnic table. It provides the best views, but access up the grassy slopes, as described, is quite steep and often wet underfoot.

Outside the main property entrance however this is not sheltered.
Alternatively, scooters and battery powered wheelchairs can also be charged inside the owners garage. The Byre stands within the private grounds of The Green, a Victorian farmhouse next door occupied by the owners.

The owners are normally on site to welcome guests and assist with any enquiries during your stay but this is not guarunteed and contact with the owners may be limited if they are away during during your stay.
