À côté, a stone built cottage within the grounds of Woodlands Cottage, which was converted from stables 75 years ago, is situated on the southern edge of Beaminster on the A3066 between Crewkerne and Bridport. It comprises a double room, a single room, a lounge/dining area, a fully fitted kitchen and a modern shower room. The property offers all modern amenities and comfort.
Outside a terrace equipped with a table, parasol, and chairs, overlooks a small landscaped sunken garden.

Parking and entrance to the property are on the same level with no incline.
Path to main entrance
The area from the road to the parking space and from the parking space to the entrance is paved and access to the front door of the property is levelled and very easy. There is a small 13mm threshold , and the area is lit by automatic dusk to dawn lighting.

Visual Impairment - General Information
The door to the room is hinged on the right and opens inwards. The opening of the door is 707mm. The room is carpeted in light beige short piled carpet.
There is a central light operated by a switch on the left-hand side as you walk in the room.
The bed is a standard double bed size of 1.4m wide with leather effect head and foot rests, and a memory foam topped mattress.
All bedding is Egyptian percale with 4 non-feather hypoallergenic pillows and duvet. Two feather pillows are available in the wardrobe.
There is an additional blanket in the wardrobe.
On either side of the bed are bedside cabinets with drawers and lamps. On the left-hand side cabinet there is an electric alarm clock/radio with battery back-up. The bedside cabinets are protected by a 5mm glass shelf.
There is a large fitted wardrobe with shelving and dedicated hanging space for long and short clothes. There is also a large 4-drawers chest, protected by a 5mm glass shelf, with a mirror above and a fitted hair dryer on the right hand side.
On the right hand side as you go in there is a small built-in cupboard. It is locked and is not for use by the guests.
A fire proof waste bin has been provided.There is an armchair and a luggage rack
The large window overlooking the terrace has a 5 mm glass shelf, a Venetian blind and blackout-lined curtains.
The door is hinged on the left and opens outwards. The light switch to the central light is on the right-hand side as you walk in. The opening of the door is 620mm wide.
The room is carpeted with a light beige short pile carpet.
On the right there is a large corner fitted wardrobe with shelves, drawers and dedicated handing spaces for short and long clothes. Inside there are 4 cushions pertaining to the garden armchairs.
There is a matching bedside/dressing table which is protected by a 5mm glass shelf, a table lamp and an electrical clock radio with battery back-up. Sitting is in the form of a leather-covered stool.
Against the far wall there is a single 3' 6 (1.1m) bed with a wood headboard.
All bedding is Egyptian percale with 2 non-feather hypoallergenic pillows and duvet.
An extra blanket and a feather pillow can be found in the wardrobe.
A fire proof waste bin is provided as well as a luggage rack.
The window looking out to the front of the bungalow has a secondary glazing, a venetian blind and blackout-lined curtains
The washing machine is in the kitchen on the left-hand side. The ironing board and iron are located in the tall fitted cupboard on the right side of the kitchen.
Self catering kitchen
Access from the lounge/diner to the kitchen is through a glass door with an opening of 620mm and up a small 25mm step, and through a further archway of 765mm width and down another small 38mm step.
The kitchen is accessed through an arch with no door. The opening is 765mm wide. There is a small 38mm step down into the room. On entering, on the wall on your left there is the main light switch. There are cupboards and worktops on either side of the narrow U-shape kitchen. On the left there is a full-size fridge / freezer, then at floor level a dishwasher under a work surface, with a stainless steel sink with a dual purpose tap, providing hard and softened water. Above the sink there is a window looking out towards the main house. There is a Venetian blind to afford some privacy. Next to the sink at floor level there is washing machine then a floor cupboard. Next to the window, at eye level, there is a small cupboard, a boiler and another cupboard housing the electric meters, and the power unit.
The end of the U-shape has a low-level work surface, 700mm high and a window looking out to the front of the property. The window has a Venetian blind to afford privacy. Following on, on the right-hand side are a two-ring electric plate and a two-ring gas plate with an extractor fan above. The waist-level oven and the eye-level microwave are housed in a tall cupboard. The last tall cupboard hides the iron, ironing board, Hoover, broom and cleaning equipment.
The kitchen is fully equipped.
The floor is covered with a lino flooring.
The lounge/dining room floor is covered with an oak flooring laminate. As you go in, on the right, there is a boot tray, with a coat rack above it.
The lighting consist of a central light which is operated by a switch situated at the other end of the room on the left of the door leading to the master bedroom. The two wall lights above the dresser are operated by a switch above the radiator on the left behind the front door or independently by a pull switch on the lights. There is a small table lamp between the sofa and a tub chair on the right hand side as you go in, and a standard lamp, operated by an in-line switch by the doors leading to the terrace.
The sitting in the room comprises a full leather 2-seater sofa and 2 leather tub chairs, one on right and one on the left as you go in..
On the left of the room there is a sideboard, and sitting on the top of it a small CD player, incorporating an AM/FM radio. It is operated manually or by means of a remote control. A digital DVD player combi television is situated above the dresser between the wall lights. It is operated manually or by a remote control. A small selection of CDs and DVDs is supplied. Some games and books and puzzle are available for rainy days! The dining table, situated at the opposite end of the front door and in front of the French doors leading to the terrace, can sit 6. Only 4 matching upholstered chairs are available on the property.
There is a small 25mm step from the lounge into the corridor leading to the shower room. The large shower has a folding seat and a hand rail. There is a 250mm step to go into the shower.
Getting around outside
On leaving the cottage through the French doors and over 2 very small steps of 50mm each, access to the sunken garden is gained via the terrace by 4 large steps leading down to a small landscape garden. The steps are 180mm high. There is no handrail going down into the sunken garden. Guests have usage of all areas of the garden. The garden is terraced with steps and therefore not 100% suitable for blind or highly disabled persons.
At the end of the lounge through the double French doors onto the small terrace. The doors open inwards. The steps go go down onto the terrace are 50mm high. The terrace is west facing and is surrounded by a balustrade, interrupted in the middle by some large steps leading down to the landscape garden.
The terrace is fully equipped with a glass top table, a parasol, and 4 armchairs.
The surface is of large even slabs, and may be slippery in wet weather. There is a rain-water butt, and 2 large planters, planted and tendered by the owners.
A small portion of the terrace is screened from the main house by a trellis. The refuse bin which is checked on Thursdays nights and emptied on change over day is located by the trellis. A glass door, marked “private”, leads to a garage.
The sunken garden
There are 2 smal steps 50mm deep from the lounge to the terrace and 4 large steps 180mm deep to go down to the garden.
